I have recd. a mail from DLF stating that they have obtained approval from BBMP for S+4 floors. It is ok if they have planned for 4 floor only.
Anyway the project is good considering the three years time frame. Only problem is with Banks. Till now.. they are not sanctioning loan for this project.
Better check with Banks before booking the apartment in DLF….

In principle project is approved by all leading Banks (SBI, AXIS, LICHF, ICICI, HDFC, CITY) & providing loan for S+4 levels as DLF has got approval for 4 floors only from BBMP. It is expected that DLF will manage to get the approvals for all 18 floors. If you are not in hurry & wait for 3++ years for getting posession of your flat you can book the flat, as DLF is taking installment payments based on construction stages. Moreover, they are providing compensation for delay after 36 months.

Nov first week is also almost over and we still keep hearing the same story with regards to higher floor approval and until and unless all the approvals are in place the construction won’t start. I’ve been hearing the same story since Aug when I booked a flat and till now haven’t been any progress on the approval front. The possession time is also 2012 and if its delayed further, its no good. I only booked it without even seeing the model flat only on the reputation and name of DLF. But this is getting highly unprofessional now…

Booking amount is non refundable. If any one cancell his booking only installments are refundable. However, there is a clause in agreement that after one year if DLF is unable to get the required approval they will refund the entire amount less brokerage charge paid to brokers. So need not to be worry & pray that DLF will get approvals & start construction. till now they have approval for upto s+4 levels. Considering the 36 months construction period, one can wait for one year for approvals.

Even for BDA the approval is verbal. They have not got the document form BDA which has the Legal Number which can be quoted.
Further it seems BBMP had suggest some change in the Building/Development plan and a revised submisstion is yet to be made as BBMP needs BDA approval document as a part of approval process and still that document has not come out from BDA.

I am thinking of booking a 3 bhk in DLF. But it seems that BBMP approval is not there for floors above 4. I think DLF needs BBMP for executing Buyers agreement. Also banks need Buyers agreement to process loans. Later banks disburse only when BBMP approval is received. Kind of catch-22. So unless BBMP -> Buyers Agreement -> Bank Loan processing happens, it seems one needs to shell out 20% from once own pocket.
But I was thinking of getting Bank pay part money after booking amount (part of 2nd installment which is due after 2 months). Seems it is not possible in current scenario. Any suggestions?

I am planning to book a flat in DLF. are they offering any discount if we get referred by a person already booked a flat. If it is can any one give me a number/details who already booked.

in my opinion,
The simple method to follow ,to book a flat , is to first have a list of available flats from the builder’s office , and then block/book one of them.
The complainants in the link didn’t seem to have followed this simple procedure, and thus seemed to have landed in trouble.best regards

2. Airport Authority of India (Both from Bangalore as well as from Delhi)
3. BESCOM (For electricity)
4. BWSSB (For water & sewage connection)
5. Karnataka State Pollution control Board
6. Fire Dept
7. Ministry of Environment & Forest (From Karnataka Bench)
8. BDA
9. BBMPWe have obtained 8 of the 9 Govt. approvals and are awaiting the BBMP approval for 5 to 18 floors. We are expecting this shortly.

I have recently booked a flat in DLF. I am currently in US and I have asked LF to send the agreement copy to my father. They sent me a draft Agreement and asked my father to pay 8,880 stamp duty for the agreemnt, I was never told about this charge earlier ( it is supposedly paid to Ragistrar via Draft). Shouldnt DLF be resposible for the sale agrement and he type it on stamp paper and pay all the fees which in included. Please let me know

We have all paid the stamp duty as required by DLF. This duty is required for registrationof agreement. The amount was never told by DLF at the time of booking but all registration expenses are to the account of buyer.

All of us were aware that approvals for 18th floor have not come. We also know that there are hassles from govt. authorities in taking approvals and a delay is normal.
If you see there are other projects in vicinity from Hiranandani who also have not got approvals and selling the property y @ 3500 PSF. Real estate asset class is not like Stock Market which is liquid and to be tracked on a daily basis. Even there a long term investor is not disturbed by daily fluctuation. They have even asked us to come and visit DLF office to see the acknowledgement of proposal submitted to BBMP office. The normal time taken to get approval from BBMP is around 3 odd months and that would be somewhere around end of Jan or early Feb. Buying that dream home may have just got cheaper. Property buyers don’t have to fork out a service tax any more while buying a house. The finance ministry, in a circular dated 29 January, has exempted all builders of residential properties across the country from paying the service charge.
Earlier, developers would collect 3% service tax on the total value of the property from a buyer in an under construction project. For a Rs30 lakh apartment, a buyer would have had to pay an extra Rs90,000 as service tax.
“It’s a welcome move. In such bad times, it could boost sales for us because the benefits of the exemption are for real buyers,” said Nayan Shah, joint secretary of the Maharashtra Chamber of Housing Industry.
The exemption is a potential boost to housing demand that has waned after economic growth started slowing, borrowing costs rose and credit became less readily available in 2008.
“It’s a benefit but the process of levying service tax is not transparent. Some builders show it as a separate tax and some do not,” said Akshaya Kumar, CEO of Parklane Property Advisors. Kumar said that in the case of the latter, it is incorporated as a consolidated amount charged for the property.
Earlier attempts to revoke the tax were never followed through. In August 2007, a circular from the finance ministry excluded developers from collecting service tax from buyers because construction is done by employing direct labour.
“Certain clauses in the circular were confusing. It said ready flats need not pay service tax whereas such flats had been already exempted from the tax. The new circular carries more clarity on the subject,” said a Mumbai-based developer, who didn’t want to be identified. Builders charge a 4% value-added tax (that is levied by the state government), along with the service tax.
“Service tax is charged as a one-time payment and it’s usually taken by the builder before the house keys are handed over to a buyer. Builders will continue to collect the 4-5% value-added tax that is levied by the respective state governments,” said Shah.
The circular, however, makes an exception for cases where services of an interior designer or architect are hired independently in a project. Such service providers would then be liable to pay service tax.Thanks

But connectivity to both DLF and “Upscale” through Begur Road is really gona be a bottle neck. The roads are narrow , congested and infested with just too many shops. I dont think there is any chance of widening the road here. To reach there everyday after work wud be a gud challenge.

DLF is bound to pay 5 rs per/sq feet after the construction period as per contract ends. i dont think they will delay it over 36 months because it would end up them in paying higher price on contruction material. thy wouldnt want to delay and spoil thier reputation and use thier resources in one project. i was planning to open a yahoo group so we all can meet thier and discuss do u all think its a good idea at least the owners will be able to meet and get to know each other…

1850->2000->2100->2300->2800->3000

the real estate market is very volatile .
the prices crashed dramatically in 2008-20009 and no one had expected it that way . no body can predict in advance as to how the real estate market is gonna go . with european problems looming large , next global recession is around the corner and property prices being so tightly coupled with how IT is doing, i think the price rise wont be too much(might be negative) in another couple of years time .anyway , all the best guyz !

This has been duly informed to all banks, which in turn have approved this.We would request you to make the payments on or before due date mentioned in demand note. Any payment received after due date will not be considered for Timely Payment Rebate (TPR). In addition such payments will attract the late payment charges as mentioned in the Apartment Buyers Agreement (ABA) as well as in the Application form.

DLF is not very keep on the model flat as they had already completed almost 85% of units., They are concentrating on the over all construction rather than on Model flat ( Which will any way needs to be collapsed after few month of customer showcase ).,ofcouse we are all know they its a Dream house/Gated Way Comminity after minimum of 3 to 4 years NOT in an coupe of years at the time of booking itself.

DLF rate was 1800 PSF in July last year. Within one year, it’s touched 3000 PSF. This is the best investment in Bangalore. I am sure that project will be completed ontime. Additional to that, ontime payment rebate of 100 PSF is also should be considered.
Hosur road is also approx 3 Km from DLF site and it’s well connected.
