And as per the email it says August 2013….So exactly 1 year delay.

Greetings from DLF.

We take this opportunity to thank you for making our maiden project in Bangalore – ‘Westend Heights’ a huge success. As of now, the overall project stands sold out except for 2 units.

We are uploading the photos in our website that show the construction progress, every month. Hope you are going through the same and getting yourself updated.

We were earlier planning to hand over the apartments starting from August 2012. The exact dates of handing over of apartments are based on the Apartment Buyer’s Agreement (ABA) signing date and hence would be different for each customer.

We are pleased to inform you that we hope to get the approval for the development of the civic amenities area (CA area) from the Bangalore Development Authority (BDA) by 1st week of July, post which we will commence the construction of Club house.

As you are aware, we had taken various steps to speed up the construction of your apartments. We had a detailed review and based on the present speed of construction, we feel that we will start handing over apartments starting August 2013, subject to signing of occupancy certificate (OC) by the concerned Govt. authorities.

We want to share the revised date so that all our esteemed customers can plan their shifting into their new homes.

We will keep updating our web site as we keep progressing on the construction.

    its ok rajeev. but what i mean is please do not pass any verdict before the project is complete. i strongly feel it is definitely at par with mantri, sobha, etc. and after some time i am sure it will easily surpass these as well. these bangalore based “local” builders are going to have tough time against national players like dlf.

    also the initial hassles which were there, it was mighty dlf which could tackle it so easily(even there are rumours that the notification from bbmp was backed by the brands u mentioned in ur post). had it been some other builder, it would have taken twice as much time.

    @ kapil I agree with you Totally. Rajeev, I dont know whether you are aware of this fact. Some 4-5 years ago one of the reputed builders started selling flats for Rs 2000/-sq ft near sharjapur road and kept money with them almost for 1 year or so then they promptly returned the money with or with out interest i dont know to those who booked the apartments there, by saying that the approvals are still pending. But the fact was that they were already having the approvals but they realised late that they could have got more than 2000/- sqft. so they palyed this dirty trick. Later in the same place the same builder sold flats for rs 3500/- sqft. Atleast DLF is not doing so even though they are a bit slow.

    Demand note for D1 is expected in next one month as I can see the latest construction update photos(Sept 19) in DLF site. The demand note as per payment plan is linked with 5th floor completion and the current D1 progress is referring to its slab work.

    Anyway, I am also looking for it as my unit comes under D1 too.

    Dear all,

    I have a 3 BHK (1365 sft) flat on 10th floor of A5 tower facing inside. If anyone is interested to buy, please let me know. The base price is Rs 3500/- per sft plus other charges. (non-negotiable). The only benefit the buyer can get is that I have “Timely Payment Rebate (TPR)”, which is Rs 100/- per sft.

    This week,I have visited the jigni site of new project “Maiden Heights”. Project is away from Hosur road and distance is around 7 Km. It’s totally industrial area and will take long time to develop.
    I feel, DLF rates are quite high for that location. Carpet area is very very less for 2 BHK flat.
    I didn’t find much in this project and seems to be very expensive. DLF is quoting too high (Villas are cheaper than DLF flat in jigni)

    The details about the DLF MAiden Heights (Jigani) project has not been finalized yet. There are a lot of third party marketing agencies who are floating a lot of tentative rates for this project. My sincere advise is not to follow what they say. I have called up DLF several time enquiring about the Maiden Heights project and they ahve categorically mentioned that the details are yet to be finalized.

    Jigani is industrial area and this particular area will long time to develop. DLF rates should be maximum 1500 per square ft beyond this its not worth to invest. In jigani area, sites rates are around 500-750 per square ft (in Gated community) which are much cheaper & will give better return.

    Update about the Maiden Heights project: I spoke to DLF about half an hour ago and they said that the bookings will be open this week. They are charging 2300 per sq ft for this project, which in my opinion is over-priced for that area. 2 BHKs are in the range of 925-940 sq ft and 3 BHKs are 1230 sq ft. The first and second phases in this project are only apartments.

    @Karthik, Model flats for maiden project is ready in Jigani. 2BHK is too congested and floor plan is also not good. Personally, i didn’t find this project impressive for investment. please have a look on location and floor plan first before taking any decision.
    Guys, pls share your view also if anybody has visited the jigani project.

    @Abhi – thanks…and i agree with you to a certain extent…

    For the location, square feet area, and the PRICE, I am not entirely satisfied. I do not see a major value in investing in this particular project. It is at least 6-6.5 kms from the main Hosur Road but DLF is very bullish on the location. They are also hurrying us in on the booking. Westend was at least reasonably priced to being with. Just because DLF has procured the approvals, they are quoting a premium for that area. The key factor is that they are targeting a completion time of 28 months, which is very good. But, all said and done, DLF is also known to be a game changer. They have a past track record of improving the rates in the areas they enter.

    Awaiting thoughts from other bhai/behen log.

    25+ L, starting price for 925 or so sq ft. comes approx. 2.9K per sq. ft.

    I dont know if that is valid price any one wants to pay in Jigni..

    I visited the site today and here are my inputs:

    1. The property is way way way too interior from the main Hosur Road.
    2. It is extremely over priced for that location.
    3. The model flat they put up there was very bad. The construction quality looked so poor that I immediately decided not to pursue further.
    4. The rooms are so cramped that I could feel the breath of the person standing next to me.
    5. It is definitely an affordable housing concept but no means affordable for that location and cost.

    Even from an investment point of me, I have decided to back out of this venture.

    I have 3 BHK 1365 SqFt Life Style Category corner flat on 10th floor in C1 tower garden facing with covered car parking. All three bedrooms are wooden flooring and other areas are vitrified tiling.

    Save considerable money on registration as registration charges would be on original booking amount not on prevailing base price.

    You can also get a “Timely Payment Rebate” (TPR) benefit of 100/sqft from DLF as I have made all payments timely as on date

    @Bappi – If you sell you flat, buyer can not get benefit of TPR. This benefit is not transferrable. And your sale agreement is going to have whatever Base price you ask so Registration cost will be using that not your buying rate.

    any ideas when do you feel the construction will be over and the flats will be handed over? dlf ppl are saying that it will be ready by next year end. but i personally feel that it will not be ready until 2013 end.

    also, has anybody started getting the fine of rs 5 psft for completing 3 years after agreement without the possession. i had the agreement done for a flat for b2 in aprl 2009, shall i start expecting the fine or not?

    Penalty clause is applicable after 36 months from the date of flat booking. After April’12, you can ask them to pay the penalty of 5 Rs/SQFT.

    I have a 1365 sft, 3BHK, 2T flat on 10th floor in A5 Tower for resale. A Block is closer to the Club House as compared to other Blocks. I am expecting Rs 3500/- per sft plus other charges.
