We were earlier planning to hand over the apartments starting from August 2012. The exact dates of handing over of apartments are based on the Apartment Buyer’s Agreement (ABA) signing date and hence would be different for each customer.
We are pleased to inform you that we hope to get the approval for the development of the civic amenities area (CA area) from the Bangalore Development Authority (BDA) by 1st week of July, post which we will commence the construction of Club house.
As you are aware, we had taken various steps to speed up the construction of your apartments. We had a detailed review and based on the present speed of construction, we feel that we will start handing over apartments starting August 2013, subject to signing of occupancy certificate (OC) by the concerned Govt. authorities.

Hi Raj,
As far as i remember, before i made the booking for the flat, it was clearly told to me that it is 3 years from the booking. However they hadn’t mentioned when they would be repaying… BBMP Approval is not considered here. For whatever the payment pending from DLF end, they always make this statement, it would be adjusted in the last. So they enjoy the benefit of interest with this money too till then!

@kumar – i am not that concerned about interest per se. expecting that kind of thing from builders would be an overkill. if we manage to get the refund for duration after 3 years from booking, it will be an achievement.

i was disheartened to see that BDA has put a board in DLF site saying 4500 sq mts of DLF land belongs to BDA which was reserved for park. DLF has already announced Villas in that site . Any body has documents of dlf land ownership?. Feel sad to be associated with encroachers like DLF!

dont be disheartened. its not dlf but the “government agencies” who need to felt sorry at. i am sure once these agencies get their “cut”, everything will be ok. this is what happened during dlf westend heights approval. one feels sorry at the way these agencies operate.

but the fact remains that DLF has encroached public land which was kept for park. If a renowned builder like DLF does so many violations, what about others
I think the authorities will ask for more money to make illegal land legal. this has happened to one our friends who bought an apartment in Shobha.

Its at the site area right in front of the model flat is the board.Its exactly the place where villas are proposed.DLF has cleverly raised the walls in
front of model flat so that that board cannot be seen.I will note down the notification number next time when i visit the site. I feel bad because even I have bought a flat in westend heights.

Arav , even I have bought a flat in 17 floor. My guess is it may not affect the flats. But You never know these builders. One of my client in BDA told me that more than(!) 90% builders do one or other serious irregularity

DLF have sold all flats and have left with them only 2BHK 2 flats, They are about to launch Villa and which would expect to brought the base price at above 5000 in coming six-nine months.
Currently all resale flats are being quoted around 4200-4500.

You can probably check with Affinity consultants if they have flats from their end if in case you are still looking to buy flats at DLF WH. They sometimes do the resale of flats.

I agree, prices around Meenakshi mall, Hulimavu, Arakere have really gone up in the past 1 year selling at more than Rs. 5000/sft for normal Appts alone.

What is the expected time of completion?
There are so many things to be constructed(hospital, shopping center, swimming pool etc.) even after construction of all the floors(which is not yet done).
DLF website says 3rd quarter of 2012. I don’t see how they can deliver by end of September???
Does anybody have any idea on realistic date?

Minimum delay time in any real estate project in India varies between 6 to 18 months.Just add this factor to the promised date.

I received the same letter by email that the pocession will be by August 2013, one year delay from promised date, that too subject to signing of occupancy certificate from concerned Govt. authority. Judging by the track record of Govt. authorities, one can assume indefinete delay unless DLF pays through their nose and satisfy the authorities.

Yeah, I also got the same mail. Also, they haven’t got the BDA approval for club-house construction.
I believe getting BDA approval is easier than BBMP but still DLF should have got the approval in the beginning itself because they knew that they wanted to provide Club House. Isn’t it?
What if BDA approval takes 6 months time!
What’s the point in doing all the construction, not knowing whether/when approval for club-house will be granted!!!
Only God knows how many other approvals are still pending?
Thoroughly disappointed…

This is really shocking to know the delay of 1 year. Guys lets meet up and ask them as a group. It is nowhere our problem that they have delayed the project by one year remem they had done absolutely nothing in the first one year. The DLF marketing folks had told me earlier sir do you think if we delay the project by one year we can pay 3500(just a figure)*2000 = 70 lakhs rent per month. Now what will they say.

Absolutely preposterous action by DLF. When We spoke to DLF, their representative said that “didn’t you anticipate the delay?” “weren’t you aware that we did not have the approvals while booking the apartment”? They are conveniently passing the buck to BDA. We, as home owners have already paid almost 85% of the entire project cost and it hurts us to see this issue cropping up now.

I thought that we had all the approvals in place and that’s what the emails said we have all these approvals…now what approvals is DLF talking about…can someone explain?Yes we knew the approvals were not there when booking but I thought they were all in place after some months….

there is no question of approval. I studied my ABA document again. Only the land on which the apartment complexes i.e ABCDE blocks belong to DLF , the rest i.e club house, civic amenities , villas all belong to BDA. These people might have thought they will denotify that land when Yeddyurappa was CM. But now that is very difficult because he has lost his chair because of denotification. As I posted earlier that land belongs to BDA meant for park. Even now & even today BDA has put a board regarding that in the above said area and fenced it too. Anybody can see that board whenever you visit that site again. DLF has to answer lot of questions .

Friends, I guess all of you are over worrying. As you may know this locality 2 main Builders have started (Hiranandani and DLF) and both have first time came to south, I am sure they would live to expectation. Though there is some delay (say 6 months) but that is mainly due to work was stopped for 3 months due to some accident.
So my view is be calm and am sure all would get a decent return on their investments.

@Srib the problem with other builders and with DLF are two different things he is able to make the apartemnts in time but hes asking more time for approval which actually we thought were in place until this mail came . @shrikant I think you are right probably BDA wants more money we all know how BDA did a drama in newspapers aginst DLF 3 years back and things started rolling after some months…

@Rahul Firstly, It was not the BDA that did drama. It was BBMP.
Secondly, BBMP could do drama because DLF allowed it. If DLF had all the approvals, why would BBMP do the drama?
Also, it is not as if DLF had all the approvals and BDA suddenly started the drama.
DLF should have had all the approvals in the first place.
What if approvals just don’t come? All the people who invested in DLF would have to wait further, apart from the current wait.

I just went to the FAQ section on DLF’s website for the wesend heights project and it says…
Have all the government permissions been taken?
All necessary approvals from Govt bodies / statutory authorities are obtained for Phase 1.
Does it mean that this new “required BDA approval” is obtained or is it misleading info?

DLF keep asking payment by Payment, does any body have flat A4 tower? Did they complete the terrace floor slab already? Any body got demand note for terrace floor slab?

It is sure that the delivery will start only after Dec 2013. Because in a similar project in Chennai, they have already delayed by one and half year. The floors were constructed 18 months back and still customers are waiting to get occupancy certificate. Also, has anyone read the clause relating to the owenership of the open space lands? It seems the same will remain property of the builder and they can use the same for any commercial purpose on a later date. Further the flat owenrs get only undivided share in the footprint of the tower in which the flat is located (only the land are covered by the base of a tower). The same is very different from other builders where the flat owners generally get undivided share in the entire project land.

@Monu You have brought forward a valid point by listng the FAQ in which they say all approvals are got then what is this new BDA approval being brought forward now, why did they not inform us before…Also they have asked me to make the next payment for 17th fllor slab for B4 block…..I am going to call them and ask about the rent which they are supposed to pay for rentals and about BDA approval if someone else has given them a call please share so I can have additional input on the call..

Also its all a money game…BBMP first created problem and then they kept silent probably because they were paid up(correct me if I am wrong)….Even BBMP/BDA had created problems to Prestige Silver Oak villas in whitefield but now the construction is in full swing again probably they were paid of…So DLF will pay up BDA again probably…
