We are uploading the photos in our website that show the construction progress, every month. Hope you are going through the same and getting yourself updated.
We were earlier planning to hand over the apartments starting from August 2012. The exact dates of handing over of apartments are based on the Apartment Buyer’s Agreement (ABA) signing date and hence would be different for each customer.
We are pleased to inform you that we hope to get the approval for the development of the civic amenities area (CA area) from the Bangalore Development Authority (BDA) by 1st week of July, post which we will commence the construction of Club house.
As you are aware, we had taken various steps to speed up the construction of your apartments. We had a detailed review and based on the present speed of construction, we feel that we will start handing over apartments starting August 2013, subject to signing of occupancy certificate (OC) by the concerned Govt. authorities.
We want to share the revised date so that all our esteemed customers can plan their shifting into their new homes.

Please explain the implication of this notification? Does it mean delay in occupany of apartments / delay in civic amenities or delay in entire handing over? On a telephonic query with DLF marketing ofice, I was given to understand all approvals etc are in place and NO HASSLES are foreseen in HO by Q3 of 2013. Rgds. Rawal Jain

HI,
I had purchased flat in D2 tower, now because of this huge delay i wanted to calculate the amount of money DLF owe to me as part of penalty, because the delay is from their side.
Now, when i tried to check what is the date when they initially promised to handover the flat, i failed to find that date (i know its a mistake on my part as well for not being very aware customer), when i am trying to get this date from DLF, they are not telling anything on this.
Please let me know where / how i can find this date.

Hi Varun,
It is simple.Just check the cash receipts.You can find the Buyer’s Agreement No. and date, just above the signature line.Add 36 months to that date and you will get the penalty from that date.

This question does not make sense. The reason why the rates are stagnant is because DLF has sold 100% flats. Hope you understand now. DLF Westend heights has been a runaway success for DLF.

soon we have to go legal as there has been price escalation and late delievery from orignal terms and project is no where near completion…Again talking about flats yaar not to discourage anyone but lets be realistic I believe we would not get pocession before 2015..because its one thing to complete the building another to do flat setup (i.e bathroom,electricity,tiles…) again even if one building is done we still would have to wait for construction on all blocks to be over as its risky to stay at construction site..

Dear Ajay, do you mean that they are about to ask for higher rate/sqft than the agreed price in the agreement. Did you get any intmation or any communication for the same?
There is delay from DLF side. However one should understand that because of fluctuation in raw materials cost, the so called reputed builders are struggling to keep the time lines as they cannot compromise on the profit margin. It will be wise from the applicants part to get possession first rather than to fight and drag the builder into legal matters as it will only delay the progress. This is same with almost all builders in and around bangalore. I dont think that if they follow the existing pace of construction, it will take more than 1-.15 years to complete the entire complex. Also they emphasise that they donot have any plan to hand over one buiding first and then the rest one by one as they also foresee the risks associated with the same.

Is it better if all the owners could meet up at their office on Brunton road on any specific day and time so that we could clarify on the details? This is taking a hell lot of time. And if its going to be beyond 2013, its really a mess up. I think Ajay you are right that we should either meet them directly or take them legally.
Krishna, how long can you afford to wait like this? Don’t you all some step is necessary from our end too. May be that none of us are complaining about it to them, they are at their leisure.

Just a quick update..
Don’t panic too much and come to quick conclusions.
May be DLF is failing in some situations. But they have delivered some nice projects also.
Let us wait till Q3 2013.Most prob, we will get our apartments in promised period.
At most DLF may delay the delivery by one more quarter, but if we go for legal options, the delay may be increased to a Decade also.Just think about Indian legal system. We need to think about the friends who have booked the apartments to stay there and waiting for early handover.
We can think about Legal options, in case if they issue the price increase demand notes.

I totally agree with srib. Ajay/Kumar, can any one of you please confirm whether they have asked for increased payment than in the agreement and apaprt from the service taxes. And please also note that if there is an increase in area of the apartment, probably we may have to shed out more as per agreement during the time of possession.

Are we getting panic for nothing ?
I do see guys jumping in to unnecessary conclusions and creating noise in this forum, most of us bought apartments in this project from 1850INR to 2500 INR per SFT including me. Hence needs patience !
Its DLF responsibility to keep posting the news on the delay, we could raise voice if they did not send this information out well in advance, i remember they send this information already saying it takes one more year !
Lets hang on & watch out till next year, I am sure they have to pay promised penalty too ! Just for sake of creating some noise, we should not allow the legal noise where in few jobless people would get befitted , i am watching them in this forum already !
Chennai DLF project was such as example, but its one of the landmark now ! who ever exited from the project they are repenting now !

I agree what most of friends like Rao and others are saying here,my intention was not to create panic in last post but just be realistic about project completion and in response of ppl expecting 5000/ sqft rates immediatly..In big project in india it takes about 4-5 years of completion and that is norm regardless of builder promises.. DLF is good brand and whenever flats would be complete it would be of good quality with good resale value.. although delay means additional expenditure for us..

Why are you polluting the blog with such baseless allegations. Please understand that all projects are different and have different priorities. DLF Bangalore has already had 100% booking, hence should not see much of issues. Do you have any idea what happened to DLF Delhi residential projects? With 4-5 times the price as compared to DLF Bangalore, the projects were over subscribed by many times. Such is the aura and confidence ppl have in DLF. Have some patience and you will see the fruits of it. Please do not even think of such legal corners unless there is something “really big”.

Once again, Dont jump on each others….Please bear in mind….there will be a delay with all big projects in india how good they are in execution ….they will not have unfortunate incidents/accidents in mind while they plan. in this case the construction complete stalled for 6 months due to accident in the DLF BLR site.
If some one is completely rely on the promised dates, they have to revise thier plans by adding another 1.5 years now itsself. ( 36 moths as per ABA + 18 months ( realistic delay) ).
I am holding one 3BHK+2T in B6 Tower and all my 6 friends have got 6 more units ( from A6 to D2).

Dude you may be rich lad Rakesh, I have to pay monthly rents and delay of even 6 months also costs me 80000, please don’t get personel while commenting.. my previous post had a link from economic times talking about in general delay in DLF projects..don’t tell me that you are not aware that DLF is sitting on debt of 21000 crores.. and they are resorting to distress sales of land in mumbai,having said that I still have faith in DLF that they can still manage to provided us our homes..it was just a comment or info, it’s your wish to rub it where it pains you the most..My point is just reflection of my mood due to delay.. as far as going legal I don’t think that would be mature not because I am wrong but because I still believe we would get compensated for delay somehow and I being a small fish don’t want to take panga with DLF (as I have neither time nor money to waste in indian judicery)

I request you all to go through the clauses in Provisional allotment Application form once again.
At Point no 18 in the Provisional allotment Application form it was cleary mentioned that “The adujsutment of such compensation shall be done at the time of execution of the coveyance deed.
We should build up clear understanding on the contents of the ABA & Provisional allotment Application form, before thinking about legal options.
Hope other friends in this form agree with my comments…..

I went to the site last week and had a word with their officials. According to them, we all will *definitely* get the compensation. Also, I have several friends in Chennai who had booked flats in DLF Chennai, all the adjustments will happen during the possession. Hence, please hold your horses till then.

Have you tried visiting Westened Heights from Begur side, the so called BTM extension. The narrow lanes and traffic is just too much to bear through Begur road. This is everyday scenario due to the maddening bazaars alongside Begur road.
From Banerghata side again the traffic is too much but roads are wider. Also I feel that the vila price is just too much elevated for this location of DLF and connectivity.
The project is good but just too far and the daily snarls of the traffic. Imagine if someone needs to travel from there to atleast Silk Board.
Those who have visited the site please suggest which way to go for daily transits.

If the rates of Villas has sky rocketed even before launch, u can image the price at time of possession.
Needless the base rates of villas piggy backs on the infrastructure created by the flats……Prospective buyers look at the flats and are sure that the villas would be developed (Though may be late).
The rates of flats too would have gone up(From teh last communication) if there were unsold stock.
DLF and hiranandani have uncanny reputation of creating buzz and sustaining around their projects.
By the way folks any idea whats the rate at hiranandani.
Any body who would have visited the site can throw more light.

In Hiranandani, they launched the Signature Tower – Horizon (I guess) @ 7500 per sqft. Even the earlier launched tower lake verandah which was around 3700 per sqft, was last sold for around 7000 sqft. This is the update I got about 3 months back from the Site Marketing team.
